Planning and Renovation
This month we have faced major planning hurdles, from schemes that required ecology reports, to tree reports, heritage assessments, bat surveys and conservation restrictions.
It has demonstrated to us how essential it is to work with the local authority where ever possible in the early stages of submission. It has allowed us to demonstrate to our clients how important it is to ensure that your agent really does liaise on your behalf, by updating and keeping our clients in the loop when it comes to the decision process.
We have helped turn around a nightmare situation for one particular client, who was living on a building site and had to bring works to a halt when unfortunately their dream scheme, developed by another designer, was refused Planning Permission part way through works on site.
We worked together with the client and some expert assistance from our Planning Consultants, to take the refusal, split it into several submissions, adjust the scheme to suit the family requirements with a full feasibility concept and options stage, and eventually worked with the planning department to achieve the majority of the scheme a successful planning outcome.
Admittedly, there have been some small compromises on scale and windows, but ultimately the build can now continue. We suggested a complete reversal on the scheme to relocate a staircase, and open up the ground floor living space and convinced our client to relocate their kitchen in order to achieve a bright and airy space with great connection to the surrounding open countryside.
Our involvement also included a working drawings construction pack of information that has been submitted to Building Control and has meant that the client can now progress with works on site less than two months into working with us.
