Planning Drawings

PLANNING – STAGE 3

The planning drawings develop from the feasibility and concept stage by looking in much greater detail at the exterior. Developments at this stage include window choices, gutter style, drainage requirements, and it also involves looking at how the exterior might impact on the interior.

We consider construction techniques, and really assess how the plans will come to life.

Occasionally we produce 3d models, to help us with orientation in relation to direct solar gain or shading, impact on neighbours, or simply to demonstrate a design and develop it further.
The outcome at this stage is to produce a planning drawing pack that is submitted to the local authority on your behalf.

We work with the Local authority, drawing on our experience in these matters to then help the scheme through whilst still ensuring we fulfill the brief requirements.

Planning and Renovation This month we have faced major planning hurdles, from schemes that required ecology reports, to tree reports, heritage assessments, bat surveys and conservation restrictions. It has demonstrated to us how essential it is to work with the local authority where ever possible in the early stages of submission. It has allowed us to demonstrate to our clients how important it is to ensure that your agent really does liaise on your behalf, by updating and keeping our clients in the loop when it comes to the decision process. We have helped turn around a nightmare situation for one particular client, who was living on a building site and had to bring works to a halt when unfortunately their dream scheme, developed by another designer, was refused Planning Permission part way through works on site.
