BUILDING REGULATIONS – STAGE 4

Technical Design involves taking the planning design and developing it ready for submission to Building Control for approval and to ensure the design complies with Building Regulations.
The key areas covered at this stage are listed below:

  1. Technical Design (Building Regulations)
  2. Develop detail design from the approved scheme design upon receipt of planning consents.
  3. Coordinate and integrate any work by consultant’s specialists and suppliers
  4. Where applicable, consult with statutory authorities on developed design proposals
  5. Prepare and submit a Building Regulations application for approvals under building acts and/  or regulations and other statutory requirements
  6. Review construction strategy and Health & Safety strategy.
  7. Consider audits required for air tightness and continuity of insulation.
  8. Review Handover Strategy and design criteria
At this stage we may suggest other consultants are engaged, typically a scheme may require a structural engineer to produce calculations and details—we will advise you on this depending on your scheme.

We usually submit the package of information to the local authority building control and will then assemble a pack of approved drawings - once received back - ready for your builder to give you a detailed price.

Planning and Renovation This month we have faced major planning hurdles, from schemes that required ecology reports, to tree reports, heritage assessments, bat surveys and conservation restrictions. It has demonstrated to us how essential it is to work with the local authority where ever possible in the early stages of submission. It has allowed us to demonstrate to our clients how important it is to ensure that your agent really does liaise on your behalf, by updating and keeping our clients in the loop when it comes to the decision process. We have helped turn around a nightmare situation for one particular client, who was living on a building site and had to bring works to a halt when unfortunately their dream scheme, developed by another designer, was refused Planning Permission part way through works on site.
